Feasibility Assumptions – We worked as sole real estate advisors to the client and master planning team providing market research, trend analysis, development recommendations and inputs to the financial modeling reports for the proposed labour accommodation project on Salwa Road in the Al Rayyan District.  Residential accommodation, recreational facilities, required amenities and operating costs were assessed with recommendations.

Market Research for Valuation Support – The project involved gathering data on the international school market in Doha assessing size of school, facilities, land area occupied and understanding the key inputs for financial feasibility for a school operation in the city.  Land price by plot size and location were analysed in micro market detail.

Real Estate Strategy – We were appointed to plan and develop the real estate strategy for the hosting of the tournament understanding the current supply and demand dynamics within the market and how these can be optimised for the benefit of the event and in line with the Qatar Vision 2030.  This includes research and recommendations for opportunities with the commercial, residential, leisure, education and hospitality sectors.

Valuation – We were instructed to provide both a full residual valuation and a comparable land valuation for the one million square metre Medical and Education District.  This involved a review of current and historic plot sales, re-sales information and current asking prices for built stock in Lusail.  In addition we had to research the medical and educational sectors of the Doha market in order to assess the profitability of hospitals and schools.
