Tenant Representation

Identifying the most effective and efficient use of space can translate into significant cost savings.

In the Middle East, the Savills tenant representation team helps businesses to objectively assess their present and future real estate needs. We work with our clients to understand their requirements, identify suitable space and negotiate with building owners to achieve the best possible contract terms. Our team works exclusively on behalf of the tenant, not the landlord, ensuring no conflict of interest.

The following are a collection of case studies covering recent assignments which have been completed by members of our professional services team.

Tenant Representation – Our role included an extensive land search for the best possible development site for the project, liaising with landlords and landlords agents.  Lease contract negotiations on behalf of the school management are ongoing, with landlord(s) of potential sites, offering our “Best Practice” experience.  Introductory advice on development contract terms and conditions will then follow together with a review of project feasibility.

Sector Review – We formed a component part of the planning process for establishing a distribution support capability for the US Navy’s 5th Fleet operations in the Kingdom expanding on their current operation of indoor warehousing and outdoor storage facility.  Five of Bahrain’s key industrial areas were investigated gathering data and analysing trends in terms of total size, time since establishment, occupancy, available lot size, grade of typical tenant/occupier and pricing.
